Who it’s for

Who We Help With Hoarding Cleanouts

The person booking the job decides the pace. We do not take over decisions that belong to the household.

  • The person who lives there

You want help carrying things out and a clear price, without a lecture about the condition of the home.

  • A family member helping

You are coordinating the cleanout and need the crew to follow the keep-and-go instructions you set.

  • A property owner after someone has left

The home is vacant and packed. You identify what leaves. We do not decide legal questions about the belongings.

What Affects Hoarding Cleanout Pricing?

Every hoarding cleanout is different. The cost depends on the amount of belongings, the condition of the property, and the time and labor needed to complete the job. We provide free estimates based on the actual work involved.

  • Property Size

A single-room cleanout is different from clearing an entire house. The number of rooms, floors, and storage areas involved helps determine the overall scope of the job.

  • Amount of Accumulated Belongings

The more items that need to be removed, the more loading, hauling, and disposal may be required. Homes with years of accumulated belongings often take longer to clear.

  • Condition of the Property

Some homes contain ordinary household clutter, while others have conditions that make removal more difficult. We assess the property before starting and only handle nonhazardous materials.

  • Accessibility

Stairs, narrow hallways, blocked entrances, limited parking, and long carrying distances can affect how much time and labor the cleanout requires.

  • Sorting & Personal Belongings

If belongings need to be separated before removal, that can add time to the job. We work with you to identify what stays and what goes, including items you want to keep or donate.

  • Disassembly & Structural Obstacles

Some cleanouts involve bulky furniture that needs to be disassembled or items blocking doorways and access points. Damaged flooring, unstable structures, or other safety concerns may also affect how the job can be completed.

A Clear Price Before We Begin

Photos of the rooms and the path out are enough to start. We confirm what is included and give an upfront price before loading.

After pickup

Donate, Recycle or Dispose?

Usable items may be donated when a charity can accept them that day. Everything else that we haul is disposed of. Donation is not promised on every item.

Donate when a charity can take it

Furniture and household goods in acceptable condition may be offered to a local charity. The charity decides what it will take that day, and donation is not promised for every item.

Separate obvious recyclables

Cardboard and metal may be recycled when a local facility accepts them after pickup. We do not promise a recycling rate, and we do not treat soiled contents as recyclable.

Haul the rest

Items that cannot be reused or recycled are taken to an appropriate disposal facility. We haul them away with the approved load and do not leave bags at the curb for you to manage.

Process

How Hoarding Cleanouts Work

The order is simple so nobody is surprised about what leaves.

  1. Talk through the rooms

Tell us whether this is the whole home or specific rooms, and send photos if you can.

  2. Mark what stays

We load only what you approve. Point out papers, photos, or other items that must not go.

  3. Approve the price, then we haul

Nothing is loaded until the price is set. The crew carries out the approved contents and sweeps the work area.

“I called Austin in a pinch and expected to get an on-sight quote for later in the week. He adjusted his personal schedule to come and quote my junk removal needs. Not only did he offer a fair price, he and his assistant worked like I’ve never seen before to get it done same day. I’ve never experienced such professional help in my life. Through the whole process they carried conversation as they worked and they treated me like family, not just a client. If you need junk removal or any other service Kraken Junk Removal offers, please don’t hesitate to contact them. You’ll be glad you did!”

“Today was a throwback to the "good ole days ".. Austin (1) answered his phone (2) was super nice and professional (3)gave me the estimate immediately after I sent pictures and then came out later the same day and hauled it all away (4) had a great, upbeat attitude about work and life in general. As bad as things have gotten in the world the past few years , it was a nice change to see a business run that well . Absolutely recommend. ( really cool logo too ) .”

Questions

Hoarding Cleanout FAQs

Will the crew comment on the condition of the home?

No. The job is to remove what you approved. We do not lecture, diagnose, or treat the situation as anything other than a haul of household contents.

Can you clear one room instead of the whole house?

Yes. Partial cleanouts are part of the service when the rooms and the items are identified before we load. The estimate matches that scope.

How private is the cleanout?

We do not post the job or discuss your address as an example. That is our practice. It is not a signed confidentiality guarantee or a legal privilege.

Do you handle biohazards or provide counseling?

No. We do not do biohazard remediation, mold remediation, or mental-health treatment. If the conditions are unsafe or hazardous, we will not take the job.

What should be set aside before you arrive?

Anything that must stay, especially documents, medications, and personal photos. We do not sort paperwork to decide what is important.

What affects the price?

The amount leaving, stairs and blocked paths, heavy furniture, and whether the cleanout is one room or the whole home. You approve an upfront price before loading.

Where do you do this work?

Johnson City, Kingsport, Bristol, and surrounding Tri-Cities communities. Call if you are nearby and want us to confirm the address.
