Before your office lease ends, identify which furniture is moving with you, confirm what the building expects you to remove, and arrange buyers, donation pickups, or hauling for the remainder. Coordinate removal with building access and your handover date, and handle confidential records and data-bearing devices separately.
Rule of thumb: Use resale or donation when acceptance and collection can be arranged in time. Plan paid removal for approved unwanted items that still need to leave before handover.
Not every piece will sell, qualify for donation, or leave in a single visit — plan around what is actually left and the real handover date.
Confirm what needs to leave
Before scheduling collections, review the move-out requirements with your team and property contact:
- The actual inspection, handover, and key-return dates
- Which furniture belongs to the business
- Which items belong to the landlord or are leased
- What the business is moving, transferring, retaining, or removing
- Any additional cleaning or repair work the building expects
Work backward from the agreed handover or walkthrough date, not only the printed lease-expiration day. Leave room for movers, IT work, and other scheduled vendors when those dates overlap.
Inventory furniture before deciding what goes
Walk the suite and build a simple inventory before anyone loads a truck:
| Field | Notes |
|---|---|
| Item or category | Desk, chair, filing cabinet, conference table, etc. |
| Quantity | Count by type |
| Condition | Usable, worn, damaged |
| Destination | Move, employee transfer, resale, donation, or removal |
| Responsible person / collection status | Who is coordinating the item and whether its move or pickup is confirmed. |
Clear photos help. Brand or model details can help a buyer evaluate selected pieces; they are not required for every hauling quote.
Before deciding to move a piece, ask:
- Will it fit the new space?
- Is it still needed?
- Is its condition worth the effort of moving or storing it?
Label areas clearly so moving furniture, pending collections, and approved unwanted items stay separate. Arrange the move separately for furniture you’re keeping. We handle the approved unwanted items.
Choose resale, donation, or removal
| Option | When it fits | What to confirm |
|---|---|---|
| Move or transfer furniture being kept | It fits the new space and is still needed | Movers, staging, and who is responsible for transport |
| Offer approved pieces to employees | Leadership approves the giveaway or sale | Pickup deadline, who loads, and what happens if pieces are left behind |
| Resell or consign selected furniture | Condition and demand look realistic, and time allows | Fees, pickup rules, and a cutoff if the sale does not close |
| Donate accepted furniture | Items appear usable and an organization may accept them | Accepted categories, commercial-load eligibility, pickup or drop-off, and timing |
| Arrange paid hauling | Volume, access, or timing make other options unrealistic | Approved items, building access, and an upfront price before loading |
Set a collection cutoff and a fallback before handover. Listings and donation requests are not confirmed pickups, and buyers may take only selected pieces. Usable furniture may still need paid removal if collection falls through.
For employee transfers, agree on who will move and load the furniture rather than assuming staff will handle heavy pieces.
Local donation starting points: Holston Habitat ReStores list gently used furniture among accepted categories. Goodwill Tenneva lists furniture and office/school supplies, and accepts corporate donations when arranged.
Confirm that the organization accepts your furniture and quantities, serves your address, and can arrange collection before your deadline. These are independent organizations — not Kraken partners.
Coordinate collections and building access
Sequence the work in a way that fits your project. A common order is:
- Coordinate the retained-furniture move
- Confirm buyer, employee, or donation collections
- Arrange haul-away for the remainder
- Coordinate any separately required cleaning or repairs
- Confirm final handover arrangements
A different order can fit when dates or vendors change.
Ask building management about access before you book removal:
- Permitted pickup windows
- Elevator availability or reservations
- Loading areas and truck parking
- Stairs, doorways, corridors, and carrying distance
- Vendor registration or insurance documentation if required
- Who can provide entry and approve removal
Share the building’s requirements when requesting your estimate so we can confirm access and scheduling.
Handle records and equipment separately
Before physical removal:
- Review filing cabinets, drawers, and storage boxes
- Separate confidential records and data-bearing devices
- Coordinate data handling with your IT/security process or a suitable provider
- Confirm vendor return arrangements for leased copiers, printers, or other equipment
- Keep leased assets out of the unwanted-removal group unless authorized
Physical electronics haul-away does not include data wiping or certified destruction. Standard commercial junk removal also does not include confidential document destruction. Arrange those services separately from furniture removal.
Arrange removal before the handover
Consider full-service hauling when:
- Heavy desks, tables, and filing cabinets remain
- Items are on upper floors or need a long carry
- Several rooms of unwanted furniture are ready to leave
- Loading help is not available
- A move-out or handover date is approaching
Through our commercial junk removal service, we lift, carry, load, and haul approved freestanding office furniture and clutter from accessible spaces, so your team does not have to stage everything at the dock first.
We confirm an upfront price before loading. Pricing typically reflects volume, weight, labor, access, and how many loads are needed.
Pickup timing depends on availability and building access. Donation or recycling happens when condition and local outlets allow — not for every piece. For accepted materials, see items we take.
Tell us about anchored fixtures, built-ins, hardwired equipment, or furniture that needs extensive disassembly so we can confirm what is within scope.
For a quote, send:
- Photos and approximate quantities
- Items staying versus leaving
- Heavy or unusually large pieces
- Access and parking notes
- Preferred pickup window and handover date
Keep your own final removal list and any records your business requires.
When the remaining approved furniture is ready to leave, send us photos or call 423-430-3921 for a free estimate. Approve the price before anything is loaded.
